Villa Mario is a beautiful countryside villa situated near San Casciano dei Bagni, the picturesque medieval village, known for its hot springs, between Val d'Orcia and Valdichiana area.
Originally an authentic farmhouse built in stone over 500 years ago, Villa Mario has been transformed into a luxury villa, characterized by a perfect combination between old and new.
The property stands just off a short dirt road, easily accessible from a paved road, near San Casciano dei Bagni.
The location is fabulous: the villa is nestled in a large park (2 hectares) with lawn, vineyards, orchards, olive groves and woods, where you can feel a real country and bucolic atmosphere.
Under the comfortable shaded pergola there is a long dining table, ideal for alfresco meals, surrounded by nature and quiet.
Behind the villa, on a natural terrace (on a higher level) is a lovely heated swimming pool (10 x 4 m) with a spectacular stone waterfall. The pool is equipped with gazebo, sunbeds and chairs.
Lastly, at guests' disposal a barbecue, perfect for grills with friends.
INTERNAL DESCRIPTION
The property (220 sqm), set on 2 floors and tastefully furnished, can accommodate up to 10 people for a total of 5 bedrooms and 4 bathrooms.
Ground floor: From the pergola you access to a spacious country kitchen, fully equipped with breakfast table, dishwasher, kettle, Nespresso coffee machine, toaster, oven, microwave and refrigerator. Following a dining room with wooden table and a spacious living room, furnished with sofas, fireplace and satellite TV.
A double bedroom with ensuite bathroom (with shower) makes the rest of this floor.
First floor: The first floor - accessible both via an internal and external staircase - is dedicated to the sleeping area divided as follows: 1 double room with ensuite bathroom (with bathtub and shower hose), 2 twin rooms (with single beds), 1 double room with ensuite bathroom (with shower) and a bathroom with shower and bathtub.
Included free Wi-Fi. All bedrooms are equipped with air conditioning. All windows has mosquito screens. Pets are allowed.

Beautiful countryside villa with swimming pool, surrounded by nature and located in a lovely landscaped area on the border between Tuscany and Umbria. Equipped with every comfort (air conditioning, satellite tv, internet WiFi), it is the ideal accommodation for those who are looking for a relaxing stay and natural atmosphere.
CONDITIONS AND PRICES
This property can only be booked from Saturday to Saturday (except in low and mid season where the minimum stay is 5 nights).
Included in the price: Final cleaning; Wi-Fi Internet connection; park pool and house maintenance; utilities (gas, water, electricity, except for the heating); towels and sheets provided.
Excluded from the price: Swimming pool heating (300,00€ per week); house heating on consumption.
Security Deposit: Customers are required to pay in advance (bank transfer) 500.00€ security deposit, which will be returned at the end of the stay upon damages.

Villa Mario is located in a strategic position in southern Tuscany, in the characteristics Siena hills, between Valdichiana and Val d'Orcia area.
At just 2 km away from the property there is San Casciano dei Bagni, the picturesque medieval village, known for its hot springs. In this village you will find some restaurants, bars and grocery shops so you can enjoy the pleasure of buying locally.
For wellness lovers, we recommend a visit to the nearby Fonteverde resort center (3 km) which is one of the best spas in Europe provided with natural hot springs from the underground.
Other easily accessible spas are: Montepulciano (with the charm of its Renaissance palaces and the pleasure of good wine), Chianciano Terme and Bagno Vignoni, which combine the tranquility and beauty of the landscapes with the pleasure of spending time with the body thanks to their amazing healing waters.
Another striking itinerary is the magnificent landscape of the Val d'Orcia, recognized in 2004 as UNESCO World Heritage Site. Here we can find small towns such as:
- Castiglione d'Orcia, a medieval village located on a steep rocky hill upon which stands the fortress of Tentennano;

- Pienza, the town of Pius II, famous for the "pecorino cheese";
- Radicofani, was for centuries one of the most important strongholds in Italy, controlling the border of Lazio, Umbria and Tuscany;

Moreover we suggest to reach Cortona, Etruscan and Medieval town from Valdichiana area, built on a hilltop. It boasts a glorious past: the legendary de' Medici family ruled it in the 15th century. Dream destination and synonymous with elegance and historic charm, Cortona is placed in a perfect location, close to the border between Tuscany and Umbria.
Lastly, some famous tourist destinations in Umbria (like Lake Trasimeno, Perugia and Orvieto) are fairly close and easily reachable.
