The agritourism "Il Bindaccio" is an elegant property part of the historic and millenary castle "Castello di Cacchiano", located in Gaiole in Chianti, just 20 km from Siena and 60 km from Florence.
The manor is situated at the top of a 500mt hill and boasts 360° breathaking views on Siena, Crete Senesi, Orcia Valley, Mount Amiata, Mount Cetona, Montalcino, Montepulciano and Radda in Chianti.
The Castello di Cacchiano is owned by the noble and ancient family since the X century. This family played a main role in the history of Chianti, and the castle is also a notable farmhouse well-known for its excellent wine and olive oil production.
The agritourism "Il Bindaccio" is located in the south west wing of the castle and has its own private entrance. The property boasts a lovely garden with lawn and a private swimming pool (for guests only), equipped with parsols, deck chairs, outdoor shower, changing room and sunbeds, from which you can admire an excellent view of the surrounding countryside.
Next to the pool there is also a lodge perfect for alfresco lunches or dinners and equipped with outdoor barbecue, a dining table for 8/10 people, chairs, sink, refrigerator and dishes.
The outdoor spaces are embellished by 2 stunning panoramic terraces: one at the first floor with a lovely table and chairs; the other is a solarium-terrace on the top floor (2nd floor), provided with a modern Jacuzzi, sunbeds and outdoor shower, with a terrific view of the Chianti area nearby Siena.

Attractions
The agritourism Il Bindaccio is situated close to the village of Monti in Chianti and the town of Gaiole in Chianti, in the wonderful area of Chianti Classico, known worldwide for the prestigious wine to which it gives birth (the typical emblem of the Gallo Nero) and for its evocative sceneries and charming villages which are along the “Via Chiantigiana”, from the nearby Greve to Panzano, from Castellina to Radda.
Even Siena, a splendid medieval city full of tradition and artistic masterpieces, is near, just 20 minutes away by car.
It is also worth visiting the countryside of Siena: here you will find other medieval gems, of incomparable charm and still remained intact, like Monteriggioni, San Gimignano and San Galgano.
In the village of Gaiole in Chianti you can find all basic shops (grocery store, bakery, butcher, newsstand...) and some restaurants and bars.
For shopping lovers, it is advisable to go to The Mall (50 km) www.themall.it, a luxury outlet centre where you can find the most famous Italian and International high fashion brands. Also Valdichiana outlet village (50km) is worth of a visit.
Lastly, for those looking for relax, we suggest a visit to the nearby spas of Rapolano-Terme di San Giovanni (29 km), and Petriolo (Petriolo Spa Resort 50km).

Interior Description
The property (200 sqm), spread over 3 floors and completely renovated in June 2017, is furnished with taste and elegance, according to tradition and style characterizing the aristocratic houses of the Siena countryside. It can accommodate up to 7 people for a total of 4 bedrooms and 5 bathrooms.
Ground floor: On the ground floor there is a lovely kitchen, fully equipped with: dishes, oven, microwave, refrigerator, dishwasher, washing machine, toaster and ironing set). Following a spacious dining room with a table for 8 people, a cupboard with an antique set of english pottery and a fine selection of wines at guests' disposal (with fee). A little room with a door (which leads to the lateral outside access) and a guest bathroom make the rest of this floor.
First floor: The first floor - which is accessed by stairs - consists of a reading room with an "habillé" table, 4 antique chairs, magazines and books available for consultation. This room is connected (through 3 steps) to the large main living room with sofas, armchairs, satellite TV , DVD player and direct access to the panoramic terrace.
The final part of the floor is dedicated to the sleeping area divided as follows: 1 double suite with views (arched window) and ensuite bathroom (with bathtub and shower); 1 twin bedroom with two single beds (can be put together as a double) and separate bathroom (with bathtub); 1 single bedroom with bathroom (with shower) on the upper floor next to the stairs.
Second floor: Going up some stairs from the main living room you reach a small hall. From here you will find, on one side, 1 twin bedroom with two single beds and a separate bathroom (with shower and bathtub). On the other side of the hall, 4 steps lead to the solarium-terrace with Jacuzzi.

Elegant property equipped with every comfort (air conditioning, swimming pool, Jacuzzi, Wi-Fi Internet connection).
Ideal accommodation for families or groups of friends wishing to spend an unforgettable holiday in the heart of the Chianti area, under the hallmark of relaxation, nature, vineyards and olive groves. In this enchanting place is possible to enjoy the unique experience of living inside a true medieval castle and taste the original and traditional delicious products of the farmhouse Castello di Cacchiano.

The villa can accommodate up to 7 people for a total of 4 bedrooms and 5 bathrooms.

HOW TO BOOK

A deposit of 30% of the total rental is due at the time the booking is confirmed. The balance is due no later than 45 days prior to arrival at all the villas If the balance is not paid within this time limit,Italiavillas reserves the right to cancel the booking.

Upon receipt of the balance Italiavillas will provide the client with a rental voucher with the address and directions to the property and the instructions for gaining access to it.
Upon arrival the client must show the voucher to the owner of the property or to his/her representative before gaining admittance to the property. No other document will be accepted. The voucher is personal and valid only for the persons named on the booking form and it is non-transferable. The owner or his/her representative will refuse entrance to the property if the number of persons exceeds the number mentioned on the voucher. If there is any change in the total number persons during the stay, we must be informed in advance, otherwise the owner or his/her representative can request the whole party to leave, in which case the client will have no entitlement to any refund of the rental payment or associated charges.
All changes and special requests must be agreed in advance with us Children under the age of 2 can stay at the properties free of charge and are not counted in the number of persons booked to stay at the property, provided that the client brings his/her own baby-cot and linen (possible exceptions are pointed out on the property description).


6) ARRIVAL AND DEPARTURE
The client must arrive at the property between 16.00. and 19.00 (possible exceptions are mentioned on the property description). Any change to the arrival times must be advised to Italiavillas
In case of unexpected late arrival, the client must advise us (and moreover) the owner directly. Should the owner or his/her representative not to be able to accept a late arrival, all associated costs incurred by the client (including without limitation) hotels, restaurants, travel are to be borne by the client. Should the owner or his/her representative be obliged to wait for customers after the agreed time, he/she may request a late-arrival fee.
Upon arrival the client must produce to the owner or to his/her representative the rental voucher and passports of all members of the party in order to conform to the Italian Law. Only guests whose passports are registered are allowed to stay in the property. If there is any substitution of persons during the stay, the owner or his/her representative can request the whole party to leave, in which case the client will not be entitled to any reimbursement or compensation. In addition, possible extra charges included local tourist taxes where requested can be deducted from the security deposit.
The clients must depart on Saturday between 8.00 and 10.00 (possible exceptions are mentioned on the property description), after returning the house keys and allow the owner or his/her representative to inspect the condition of the property.

REFUNDABLE SECURITY DEPOSIT
Upon arrival the client must pay a security deposit as guarantee for possible damages and/or extra charges which are not included in the rental price.
The deposit is to be paid in euros (€) (cash payments unless otherwise indicated) as per the amount indicated on the voucher to the owner or his/her representative. The owner or his/her representative has the right to refuse admittance to the property if the deposit is not paid, in which case the client will not be entitled to any reimbursement or compensation. This deposit will be refunded on departure after deducting possible damages and/or extra charges not included in the rental price. If the amount of possible damages is higher than the security deposit, customers must pay the difference to the owner or his/her representative before departure.
In the description of the property, may be indicated that the security deposit is to be paid (at least 3 days before arrival) rather than to the owner on site. In this case, security deposit will be returned within 7 days after departure minus any damages and / or extra expenses not included in the rental price
Italiavillas is not responsible for any disputes between the client and the owner concerning the security deposit.

CLEANING
Upon arrival the client will find the property in clean and tidy condition. At departure the client must pay to the owner or to his/her representative final cleaning charges unless it has been specified that these are included in the rental price. It is the client’s responsibility to ensure that the property is left in the same condition of cleanliness and repair as upon arrival. The costs incurred by the property owner resulting from any failure by the client to maintain the property will be deducted from the security deposit.

UTILITIES
Utilities (Internet connection, Electricity, Water, Heating, Air-conditioning if provided) are mentioned on the property description and pricing. If not clearly stated a included in the Price, their costs must be paid on the spot to the owner of the property or to his/her representative and can be calculated depending on the use, in which case the property description will read "according to consumption".
In Italy the use of heating (period of use, temperature…) varies from region to region. At the time being in Tuscany the use of heating is allowed in the period from Nov. 1st to March 30th 8 hours a day. The possibility of using the heating outside this period and the cost of it must be agreed with the owner of the rented property. The properties without the symbol referring to the heating are not provided with a heating system.

PETS
Domestic animals (cats and dogs) are allowed only in the properties referring to domestic animals. At the time a booking is confirmed the client must advise us of any domestic animal (indicating size and breed) so we can inform the owner of the property.
The property owner may request an extra charge for accepting a pet. If so, this supplement will be mentioned on the property description and must to be paid on site.
The customer must look after his/her pet in order to avoid possible damages and / or any disturbance to other guests.

BEHAVIOUR
The client renting a property is responsible for his/her correct behaviour whilst occupying the property. Should a client fail to behave in a civilised and decent manner, the owner or his/her representative has the right to ask the client and their party to leave the property immediately and may deduct from the security deposit such sums as are necessary to repair any damage and cover any related costs. In these circumstances the client will have no entitlement to any refund of the rental payment or associated charges.
If the amount of possible damages is higher than the security deposit, customers must pay the difference to the owner or his/her representative before departure.

IMPORTANT
It is absolutely forbidden to access (for any reason) the rented property with a number of guests higher than the maximum property capacity It is also strictly forbidden to organize parties, birthday parties or events in general without the approval of the owner.

EXTERNAL MAINTAINANCE
The owner or his/her representative reserves the right to enter the property for essential maintenance works (garden, swimmingpool, etc.) even in case of independent villas.

13) INSURANCE
It is a condition of these general terms that the client has sufficient insurance cover for the duration of the booking.

COMPLAINTS
The description of the properties are made in good faith. Italiavillas cannot be held responsible for changes carried out by the owner of the property without noticing us
If the client has any complaint in the property, he/she should inform Italiavillas on the arrival day and confirm it in writing within 24 hours
Complaints will not be accepted unless this procedure is observed. Italiavillas reserves the right to verify, during the period of occupancy, the reasons of the complaint of the client, if necessary by inspecting the property. If the complaint is accepted, the client will be compensated in proportion to the extent of the sustained damage (up to a maximum of the rental price).
If necessary, Italiavillas reserves the right to move the client to a similar or to a better property, subject to availability. If the price of the alternative accommodation is lower than the price of the booked house, Italiavillas will refund the client the difference between the initial price and the rate of the alternative accommodation.
If the price of the alternative accommodation is higher than the price of the booked property, the difference will be not be charged to the client. Should the client accept this exchange, no further compensation will be payable to the client.
If no alternative property is available, Italiavillas will refund the total rental. In no circumstances will Italiavillas pay or be liable for any hotel or other accommodation costs.
If a client leaves a property without giving Italiavillas the possibility of verifying the reason of complaint, the client looses the right to any compensation or refund. If a client complains when he/she is no longer on the rented property, he/she looses the right to any compensation or refund.
Italiavillas will not accept as causes for complaint weather conditions, stings or presence of insects, lack of utilities (internet, water, electricity, heating), work in progress, etc., if these depend on state-run organisations, and anyway do not depend on Italiavillas or Property Owner.
The properties are not hotels but private homes. Their equipment, furniture and characteristics reflect the local style, the taste of the owner and the Italian or local traditions (ex.: normally the coffee machine is the Italian espresso maker and not the electrical machine) and do not reflect the standard grading used by hotels. Therefore Italiavillas will not consider these elements as a cause of complaint.

CANCELLATION
Should the client for any reason cancel the booking, the following cancellation charges will be applied (all cancellations must be confirmed in writing to [email protected]
- 30% of the total rental if the cancellation is made after booking time.
- 100% of the total rental if it is made 45 days or less prior arrival in a villa or for stays longer than 30 nights in any property, or only 10 days prior to arrival for the Florence apartments short terms.

- the down- payment paid at booking time if the cancellation is made after booking time.

Our cancellation policy is applied to both full and partial cancellations of any booking which has been confirmed. Please note that the minimum stay for Properties must be respected in case of partial cancellation (i.e., if a property has a minimum stay of 7 nights, and the client has booked for 7 nights, he cannot cancel 2 nights and request a refund for those nights).
In case of long-term rentals (over 61 days), client, who would like to end the rental period in advance, must provide a 60-day advance notice to avoid paying any cancellation penalties.
For any amendment to the original booking, if the property and the rental period do not remain the same, the booking has to be cancelled applying the above cancellation fees, and a new booking is necessary. Should Italiavillas succeed in renting the property of the cancelled booking, the client must only pay a penalty equal to the actual damage sustained by Italiavillas
The rental price does not include cancellation insurance.
Should Italiavillas be forced to cancel a booking because of reasons outside of their control, Italiavillas will, subject to availability, offer a similar or a better property. If the price of the alternative accommodation is lower than the price of the booked house, Italiavillas will refund the client the difference between the initial price and the rate of the alternative accommodation. If the price of the alternative accommodation is higher than the price of the booked house, the difference will not be charged to the client. In case no other alternative accommodation is available, Italiavillas will refund the total price of the booking and no further compensation will be due to the client.
