This beautifully restored stone farmhouse is set on an organic farm, surrounded by century-old olive trees and lush gardens, with sweeping views over the countryside. The atmosphere is tranquil and secluded, yet the location remains convenient, just 15 minutes from Cetona and the charming town of San Casciano dei Bagni, celebrated for its boutique shops, inviting restaurants, and traditional coffee bars. Set within 100 acres of olive groves and oak forest, the property lies in a secluded, unspoiled valley and is certified as an organic farm. You will benefit from a panoramic swimming pool, extensive yard areas including landscaped gardens, internet wifi connectivity throughout the property, and convenient parking facilities. Access to the property is via an unpaved downhill road of approximately 2.5 miles. The original core of the house dates back to 1280, and the restoration has carefully preserved its historic character.

Outdoors

The expansive panoramic swimming pool measures 18 x 7 meters and is framed by fragrant Mediterranean plants, sitting at the heart of the landscaped gardens. For families, the entire pool area is fenced for children's safety. Next to the pool is a Pool House featuring a living room, bathroom, sauna, and small gym. Beneath the pergola, adjacent to the Pool House, you will find the entrance to a well-stocked wine cellar, offering a curated selection of Italian wines on an honor system. You can enjoy a playground, shaded bocce court, ping-pong table, and barbecue facilities throughout the outdoor areas.

The property is certified as an organic farm and features gym equipment and sauna facilities within the Pool House. A wine cellar operates on an honor system, providing access to a fine selection of Italian wines for your enjoyment during your stay.

The charming town of San Casciano dei Bagni is just 15 minutes away, celebrated for its boutique shops, inviting restaurants, and traditional coffee bars. Cetona is also located 15 minutes from the property, providing additional dining and shopping opportunities.

Unit Layout

You will be accommodated in a spacious vacation rental designed to host up to 16 guests across 7 bedrooms and 7 bathrooms. The property comprises a main house spread over three floors and a small separate annex. The main house accommodates 14 guests in 6 air-conditioned bedrooms, each with its own en-suite bathroom. On the ground floor, you will find 1 bedroom with a queen-size bed that is not divisible, accompanied by an en-suite bathroom with shower. The ground floor also features 4 separate living rooms furnished with an eclectic mix of pieces and handicrafts collected by the owners during their travels around the world, as well as the grand yet inviting kitchen and dining room. The first floor houses 2 bedrooms, including a master suite with 2 French-size beds and a spacious bathroom with tub and separate shower, and a large bedroom with 2 French-size beds, a small lounge with a single bed, and a comfortable bathroom with shower. The second floor contains 3 bedrooms, each with a private bathroom, with 2 featuring showers and 1 featuring a tub. All three second-floor bedrooms have queen-size beds, with one not divisible and two convertible into twin beds. One of these rooms also includes a small lounge with a single bed. Adjacent to the main house is a small annex accommodating 2 guests in 1 double bedroom with a queen-size bed that is not divisible and a bathroom with shower.

You will have access to air conditioning in all bedrooms of the main house to ensure your comfort throughout your stay. The villa is equipped with heat available for cooler months. The kitchen features modern conveniences including a dishwasher, microwave, and additional appliances to support your culinary needs. A washing machine is provided for your laundry requirements. Entertainment options include satellite TV and television for your leisure time. The property boasts a private garden where you can relax outdoors, and a barbecue for alfresco dining experiences. The main living area is enhanced by a wood-burning fireplace, creating a warm and inviting atmosphere. The dining room features a striking Bengal tiger painting and a dining table that comfortably seats up to 16 guests.

Other Information

The owner lives in a private residence next door and is available to assist you with her in-depth knowledge of the area and warm hospitality. Upon request, she can arrange a variety of services, including lunches and dinners, babysitting, grocery deliveries, private chef services, and wine tastings. One additional building adjacent to the main house is private and not available to guests.
